Tenant Finding Service
Ideal for someone who wants to be in total control of their property, but needs help in selecting the right tenant.
Our Tenant Finding Services includes:
- Visiting you at your property, and providing a rental valuation and any other advice which you may require about letting your property.
- Advising you on compliance with the various safety regulations.
- Locating suitable tenants. Your property will be advertised if necessary, although we usually have tenants waiting.
- Obtaining and evaluating references.
- Collecting a deposit (bond) from the tenant, which will be passed to you to hold until the tenant leaves the property.
- Drawing up a standard Assured Short hold Tenancy Agreement and arrange signatures by the tenant/s if required by the owner
Tenant Finding Fees
With the Tenant Finding service, we charge a one off fee of £125 per successful tenant found, or half of the first months rent, which ever is cheaper.
For example:
- Flat rental is £495 per month, and we find you a couple. For a couple, the fee would be £250, whereas half the first months rent would be £247.50. Therefore you would pay £247.50.
- Flat rental is £595 per month, and we find you a couple. As per the example above, the fee would be £250, whereas half the first months rent would be £297.50. Therefore you would pay £250.
- House rental is £695 per month, and we find you three people who want to share. In this case, the fee would be £375, whereas half the first months rent would be £347.50. Therefore you would pay £347.50
- House rental is £795 per month, and we find you a family, where the husband and wife will be paying the rent. The fee would be £250, whereas half the first months rent would be £397.50. Therfore you would pay £250.
We use the services of an independent referencing company to obtain and evaluate references, as well as undertaking credit checks.
